**Please read all rules before booking a unit.**
(Once you pay a deposit, book a unit, etc., you have agreed to ALL rules.)
COMPLEX RULES:
No pets (this is an association rule).
No smoking inside units - allowed outside only.
No fireworks, firearms or weapons allowed.
Must be 21 or older.
No loud, obnoxious, inappropriate or illegal behavior - PLEASE RESPECT OTHER GUESTS.
No skatboards, roller blades, scooters or bikes allowed.
All children must be supervised.
Fish cleaning allowed only at the fish cleaning station located on the dock - PLEASE do not clean fish in the units.
Quiet hours are between 10:00 p.m. and 9:00 a.m.
No extra guests or visitors allowed.
If you are asked to leave due to violating any of the rules, you will not receive a refund.
Do not park boat trailers in the parking lot, there is a designated spot for them at the exit end of the driveway.
Do not block the boat ramp.
Check in time: 3:00 p.m.
Check out time: 11:00 a.m.
PLEASE NOTE: If you arrive before 3 pm or if you leave later than 11 am without prior approval, you will be charged an additional fee.
NOTE: WE RESERVE THE RIGHT TO REFUSE SERVICE TO ANYONE
Pool/Hot Tub Rules:
ABSOLUTELY NO GLASS ALLOWED!
(Broken glass in the pool results in draining the pool & cleaning it.)
Children under 14 must be supervised by an adult, there is no lifeguard.
No running or diving.
No diapers.

Most rules are based of the Kola Bear Condo complex set of rules, please abide by all rules in order to make this a great experience for everyone.
DUTIES TO BE PERFORMED BY RENTER BEFORE LEAVING UNIT:
Wash Dishes
Take Out Trash
Turn Air Conditioner on 78 or Turn Heat on 55
Lock All Doors
Leave Keys on Table
NOTE: If duties are not performed, an additional cleaning fee could be added.
Additional fee will apply for any damage done to the unit or items in the unit.
Additional fee will be charged if the unit has been smoked in during your stay or if you bring a pet.

Cancelation Policy:
NO refunds for cancellations made less than 30 days prior to arrival. If you reserve by credit card & cancel with a 30 day notice, a 5% fee will be deducted from your refund to cover the credit card fees.
Unit Issues during your stay:
We try to fix any issue with the unit when possible. If the issue is not fixable, we will move you to another unit if possible. We will not automatically give a refund or a discount due to an issue.
We are not responsible for acts of God/Mother Nature/Etc. Anything out of our control does not guarantee a refund.
